Westrovia Court is in Pimlico, London. The residents approached us because they were not satisfied the freeholder’s appointed managing agent. They were not providing the level of service that leaseholders’ required. Pembroke carried out the Right to Manage for leaseholders and worked with the onsite concierge staff.
Upon appointment, the property manager organised repairs of the ventilation system in the underground car park as it had not been working for several months. There were also issues with many of the lights not working.
The communal gas flue system takes the fumes from each apartment’s individual boiler. Legal considerations such as Gas Safety (Installation and Use) Regulations needed to be considered for the inspection of the flue system. The property manager contacted a specialist gas engineer with expertise in the system to carry out the maintenance and servicing of it.
We have provided a Residents’ Handbook to complement the concierge services. When new residents move into an apartment, we furnish them with a welcome pack which includes a copy of the handbook. It helps them settle in and understand what services and amenities are available at Westrovia Court.
We have also improved the back office procedures with regards budgeting, financial reporting and employment management for the onsite staff.
