Bolnore Village

Bolnore is located on the outskirts of Haywards Heath. It is a new village of around 1200 homes. There are shops, a school, community centre and playing fields developed as part of the village scheme.

Pembroke manage circa 850 units, which are made up of a mixture of houses and flats. There are over 30 blocks of flats and 50 service charge schedules.

Bolnore village has the following assets which need to be managed and maintained:

  • 30 blocks of flats,
  • Fire alarm and AOV control systems,
  • Vast amounts of landscaping – there are over 100 different areas of landscape which need to be maintained and monitored,
  • Private drainage systems,
  • Electric gates and door entry systems on some of the blocks
  • 4 balancing ponds
  • Woodlands

In 2018 Pembroke completed the decoration of 25 of the apartment blocks as a major works programme.

The management of the village was split between Pembroke (Phases 1, 2 and 3) and another managing agent (phases 4 and 5). The residents of phases 1,2, and 3 had a voting system written into their property deeds to change the management company if 50% of homeowners voted in favour. After a tendering process involving 9 managing agents, Pembroke were selected to assist the residents to obtain the votes and manage the communal areas of the village. Pembroke created a Community Interest Company (CIC) for residents. The CIC board are very much involved in engaging the community to become the best place to live in the Heart of Sussex.
