We started the management of the building just after the Board had instructed building contractors to carry out extensive external major decorations. The residents had been paying into a reserve fund to build up the savings required.
The previous agent was very traditional, and they handed over double entry ledger bookkeeping books. The books were hardbound and completed with a pen. It was interesting to see the difference we could bring to client services with our paperless office and IT systems.
Since we have taken over the management, the external major works have been completed. The residents also completed the purchase of the freehold. We are now carrying out the internal decorations including replacing carpets, installing motion sensor LEDs in the communal areas and decoration of the communal areas. The residents all have access to the online portal to view their service charge accounts and the board are receiving transparent management.
