Right to Manage expertise in Central London

At Pembroke PM we have advised and organised the Right to Manage apartment blocks for residents in Lambeth, Southwark, Wandsworth, Bexley and Bromley. We look forward to hearing from you.  We can arrange an onsite consultation anywhere in London

If 50% of Leaseholders in your block agree, you can remove the Landlord’s managing agent and appoint your own.

We do all the hard work, all you need to do to change agents is sign a few forms

We prepare all the paperwork and deal with the Landlord, and their agent/solicitor on your behalf.  The process is overseen by our Legal Services Director, a qualified solicitor with 10 years’ experience of property law.

Not sure if Right to Manage is suitable for your block? Email or call us for a chat, we will offer free impartial opinion.

Any Property, any Landlord

We have won the Right to Manage for all sorts of Leaseholders, whether they are apartment owners in large blocks or flat owners in converted houses.

All management functions in the lease pass into the control of the RTM company.  This applies even where a management company is party to the lease as well as a Landlord.  The Right to Manage automatically brings to an end all management, insurance and maintenance contracts affecting the property.  Any existing fixed term contracts will be discontinued, unless the RTM company requests otherwise. The RTM company can start afresh by putting in place a new management contract, fresh maintenance contracts and insurance policies.  Leaseholders who have exercised the RTM are delighted to have input into the service charge budget, routine maintenance and major works plans, and the level of reserve funds.

How much will it cost?

We charge a fee of £899 per property, plus £49 per flat. For example, if you live in a block of 10 flats, our fee would be £899+ (£49 x 10) = £1389.

Disbursements for the Right to Manage are payable in addition. These are Companies House fees (£40), Land Registry fees for obtaining title documents (£3 per flat), postage, and any reasonable costs the Landlord incurs in dealing with the Right to Manage.

“I recommend Pembroke Property Management’s Right to Manage services. They were very efficient and friendly to deal with.  The Legal Services Director, Claire Hollywood, made the process easy and hassle free.  All we had to do was sign a few documents.  With Pembroke Property Management’s help we have won the Right to Manage and look forward to taking control and changing managing agents. Thanks so much Claire for all your assistance. It’s greatly appreciated”.  Pamela Gono (April 2013)
