Harlands House Roof
Harlands House is situated in Haywards Heath.
The property was built in 2002. Following investigations into ongoing leaks, it was determined that the entire lead roof required replacement.
Pembroke assumed management of the property in 2020. Upon taking over, the client reported numerous issues with roof leaks. The roof was constructed using lead, and persistent leakage problems had been a longstanding concern.
A roofer was appointed to investigate the source of the leaks. He accessed the roof via the AOV opener and carried out a thorough inspection. During his assessment, he contacted the property manager and reported that multiple patch repairs had been made using Flashtape.

Subsequently, both the property manager and portfolio manager attended the site and conducted their own inspection from the rooftop.
It became clear that the leadwork was in extremely poor condition, with nails protruding through the material. We promptly informed the client of our findings and recommended consulting an expert from the Lead Sheet Association for a more detailed assessment.


The photograph below illustrates a build-up of white powder beneath the sheet of lead. This substance is oxidised lead—a result of inadequate ventilation. When a lead roof lacks sufficient airflow, it corrodes and deteriorates into powder. In this case, due to the absence of proper ventilation, the surveyor condemned the roof.
The red tape visible in the image denotes that the lead is of code 5 specification.

After three years, work has commenced on replacing the roof.
