A large development of 72 flats in Peckham required a new agent after a run of unsuccessful collaborations with previous agents.

Appointed by the freehold RMC who were looking for an agent to take action and deliver big changes.

The key issues for the property include:

  • Internal communal areas need decorating. The decorating is overdue by about 4 years.
  • The bin stores are accessible from the roadside and therefore neighbours from other properties are dumping their bulky waste outside the bin store.
  • Anti-social behaviour in the carparks.
  • Loud music played in some of the flats late at night.
  • Personal items left in the communal areas.

There were lots of problems and the previous agent who was managing the property for a number of years appeared to give up. The board appointed another managing agent and they give up after 12 months.

Pembroke Property Management was recommended to the board for the management of the development. We participated in a full tendering process and were awarded the contract because of the level of service we could deliver the client.

We had meetings with the board to go through the issues on the development. We compiled a list of issues that needed to be resolved and prioritised them.

Pembroke have been managing the development for 12 months and we have achieved the following to date:

  • Introduction of a code of conduct for Granville Square.
  • Created a Residents’ Handbook.
  • Installation of motion sensor LED lighting in the 10 communal areas.
  • Repairs to all external lights.
  • Removal of the dumped cars.
  • Decoration of the 10 internal communal areas.
