Our New Build department is dedicated to assisting developers and new apartment owners with the setup and management of property services.

Pembroke became involved with Farringdon house during the conversion. The proposed leases were reviewed and a service charge budget was created for the developer’s sales team.

Farringdon House has the following services which need to be maintained:

  • The Fire Alarm and Automatic Opening Vents (AOV). The fire alarm sounders and detectors are not hard wired to the fire control system. Instead, they connect to the control panel via Wi-Fi. The batteries in the detectors need to be replaced annually.
  • One passenger lift.
  • Door entry and CCTV
  • Water and Sewage Pumps
  • Lightning protection
  • Electric Gates

Once residents started moving in, issues arose regarding the bin stores and recycling. Non-recyclable items were being placed in the recycling bins. The Property Manager put up additional signage to assist new residents and advised as to which items can be disposed of in the various bins.

There were also parking issues initially as non residents were using exterior parking bays at the site. Parking enforcement was put in place and this has resolved the matter.
