We manage a mansion block on Hans Road which was 2 houses now converted into apartments. The conversion is very clever. The lift goes up through the centre of the building and the staircase is circular and wrapped around it. It is a nice feature of the building.
Pembroke PM were appointed as managing agent by the Freehold Resident Management Company. They had enough of the poor service provided by the previous agent. Even the concierge staff where finding it difficult to get a response from the Property Manager.
One of the main issues they needed resolving was one of the apartments being used for short term letting. For example letting the apartment out using Air B&B. We have all seen the articles in the papers about apartments being let out to holiday makers. For most leasehold flats this is not permitted under the terms of the lease.
When arranging buildings insurance, one of the questions is what type of tenants are in the block. The property needs to be specially insured for short term letting if it is permitted under the terms of the lease.
Our Legal and Compliance Director is an ex city property lawyer and they deal with compliance issues. If the property manager cannot resolve the compliance issue then it is referred to our legal department. They will contact the leaseholder who is in breach of lease and work with them and our client to resolve the matter. 95% of lease compliance issues are resolved by Pembroke. The remainder issues would be sent to the solicitors to resolve.
