Spice Quay Heights

Spice Quay Heights is in Shad Thames, London. There are 90 apartments overlooking the River Thames offering spectacular views of Tower Bridge, the City skyline and Canary Wharf. The commercial units on the ground floor include All Bar One and Ask Italian restaurant.

Spice Quay Heights has the following services which need to be managed and maintained:

• 24 hr concierge
• Fire alarm and ventilation control systems
• Secure door entry system and CCTV
• 4 passenger lifts and one goods lift
• Underground car parking
• Metered heating and air con for each apartment.
• Swimming pool and gymnasium
• Jetty

Spice Quay Heights is managed by a Resident Management Company. In 2018, the board carried out a tendering process and selected Pembroke PM as their new managing agent. They were looking for a new agent to improve customer service and the back-office procedures and processes.

Overall the building is in very good condition. There are a lot of mechanical and electronic systems used to manage the building. All of these systems require maintenance and management. It is important to have long term maintenance plans in place to ensure there are sufficient reserve funds for refurbishments of lifts, heating systems, the jetty, etc.

We have provided a Residents’ Handbook to complement the concierge services. When new residents move into an apartment, we furnish them with a welcome pack which includes a copy of the handbook. It helps them settle in and understand what services and amenities are available at Spice Quay Heights.

We have also improved the back office procedures with regards budgeting, financial reporting and employment management for the onsite staff.
