Tea Trade Wharf is in Shad Thames, London. There are 75 apartments overlooking the River Thames offering spectacular views of Tower Bridge, the City skyline and Canary Wharf. The commercial unit underneath is Browns Restaurant.

Tea Trade Wharf has the following services which need to be managed and maintained:

  • 24 hr concierge
  • Fire alarm and ventilation control systems
  • Secure door entry system and CCTV
  • 3 passenger lifts and one goods lift
  • 2 car parks that are managed by third parties. These are called Link-Site charges.
  • Metered heating and air con for each apartment.
  • Swimming pool and gymnasium
  • Jetty

Tea Trade Wharf is managed by a Resident Management Company. In 2020, the board carried out a tendering process and selected Pembroke PM as their new managing agent. They were looking for a new agent to improve customer service and resolve more complex issues.

Overall the building is in very good condition. There are a lot of mechanical and electronic systems used to manage the building. All of these systems require maintenance and management.  One of the first matters to resolve were the intermittent issues with the integrated fire alarm, automatic opening vents and Facilities Management Control System.  There were 3 different systems and this meant 3 different types of service engineers were required. The property manager co-ordinated having them all on site on the same day. The property manager also attended site and ensured they all spoke with one another and resolved the issues.

We have provided a Residents’ Handbook to complement the concierge services. When new residents move into an apartment we furnish them with a welcome pack which includes a copy of the handbook. It helps residents settle in and understand what services and amenities are available at Tea Trade Wharf.

We have also improved the back office procedures with regards budgeting, financial reporting and employment management for onsite staff.

All onsite staff have received training on health and safety matters including:

  • Fire safety
  • Data protection and GDPR
  • Manuel handling
  • Stress awareness
  • Slips and trips
  • Lone working
